1700 Cutler Road is a co-sponsored project between Poudre Bay and Waypoint Real Estate. We put the property under contract when it was vacant, but we had a major tenant in tow. We proceeded to execute a long-term lease with an international corporate tenant, performed building and site improvements as part of the Tenant’s Improvements, and closed on the property in 2022.
Cheyenne WY is the capital and largest city in Wyoming and is the hub for state Government. It’s also a major hub for Federal employment, as the US Military and other federal entities have large presences in Cheyenne. Additionally, Cheyenne benefits from its close proximity to the front range of Colorado and we consider Cheyenne the northernmost extension of the fast-growing front range of Colorado. We like Cheyenne as we’ve seen major investment and businesses locating to Cheyenne, attracted by Wyoming’s pro-business political climate and proximity to the Colorado Front Range.
Poudre Bay and Waypoint have completed the value-add and have exited the property through a sale.
