Poudre Bay acquired 1216-1226 E. 18^th St. in July, 2022.  The two properties consist of a 40,131 SF manufacturing facility as well as two smaller industrial buildings that have 6,813 SF of building.  The total size of the two lots is 5.855 acres. The Property is in Greeley, CO in close proximity to the major north/south industrial corridor of US Highway 85 as well as the main east/west corridor of US Highway 34.  The property is well located to capitalize on the strong industrial demand in Weld County.  Weld County is home to the Greeley, CO MSA which is consistently one of the fastest growing MSA’s in the nation and is the fastest growing MSA in Colorado.

Poudre Bay acquired the property fully leased on a capitalization rate that was higher than market cap rates. The property also had below market rents when Poudre Bay acquired it.  Poudre Bay will add value by increasing rents to market rents when renewal opportunities arise.  The asset is now being held for investment.
